Description

Folkestone and Hythe District Council (FHDC) wishes to select and appoint a design team for the redevelopment of Woodland Cottages, Lyminge and invites prospective suppliers to submit a Tender to meet the Council's requirements. The project brief is to demolish the existing Airey houses and redevelop the site with new affordable rental homes. This redevelopment provides an opportunity to increase site density, as the existing dwellings currently occupy disproportionately large plots. Initial viability studies indicate that the scheme must deliver a minimum of 17 new dwellings. Early and ongoing engagement with the Planning Authority will be essential to ensure a deliverable and acceptable scheme. The Local Authority Planning Department has advised that the design should reflect a Kent/Folkestone rural vernacular.

Describe how you managed relationships with planning officers and other key stakeholders, including the Housing team. b) Please set out how the principles of the local vernacular would be interpreted and incorporated within the design, ensuring that the proposed new dwellings are sympathetic to, and sit harmoniously within, the established character of the village of Lyminge.
design management & coordination a) Please describe your approach to coordinating the design team's outputs to ensure alignment, consistency, and quality through to the final Employer's Requirements (ERs). In addition, explain how you will develop and maintain a robust set of ER documents that enable clear, accurate, and unambiguous contractor responses. b) Please describe your proposed process for receiving, coordinating, reviewing, and responding to contractor design submissions and proposals to ensure compliance with the client's requirements and the ER documentation. Confirm how you will deliver this efficiently and robustly, incorporating input from the entire design team. c) Please describe how you will ensure the contractor delivers the design in accordance with the required quality standards. Explain your process for reviewing, responding to, and advising on costs of any design changes to maintain budget control, and how you will safeguard the project's design principles.
